Why Should I Purchase a New Furnace if I'm Selling My Home?

When you sell your home, you only have one chance at a good first impression. If your furnace looks old, or is inefficient, you now have to defend a negative selling point. Negative selling points are anything that the potential home buyer doesn't like. If your furnace is relatively new, not too inefficient, then having a Certified Inspection Report is the correct path for you. However, if your furnace is old, has visible rust, is inefficient, or is discontinued (no parts available), or a health hazard, then replacing your furnace prior to listing your home is the best solution.

When a potential home buyer sees your new Coleman or American Standard furnace Installed by Furnace Factory Direct along with the Furnace Information Sheet, they're looking at positive selling points. Positive selling points enhance your house's value, and increase your chances of getting a good offer. It is not unheard of a buyer increasing the house's selling price by twice the cost of the furnace upgrade.

Liability Protection!

How important is it to have the furnace inspected? Having a furnace inspected by a certified technician is the single-most important act a buyer or seller can do. The ramifications of not having a certified technician inspect your furnace can be catastrophic. Consider the plight of a Stearn County, Minnesota family: they purchased a house with a defective furnace. Two of their children died as a result of carbon monoxide poisoning. A hole/crack in the furnace's heat exchanger was deemed to be the most-likely cause (the defense attorneys had argued that the source of carbon monoxide was from a fireplace). The home seller, the real estate agent and the real estate agency paid a total of $1.7 million USD (Court-defined split: 65% real estate agent & agency, 35% home seller).

Had the home sellers purchased the FFD Plus™ service, two children would be alive today, and the sellers would only have be required to pay a few hundred (instead of hundreds of thousands of) dollars for repairs or replacement .
